    Around the perimeter we leave a 3mm gap but joints butt up.

    Really? I’ve never heard of leaving a gap? We always fit tight and touch wood never had a problem. Why would you leave a gap? Surely crap like knight tile could dip into a 3mm gap?

    Had problems with the ply rubbing against the skirting years back and squeaking so always done that.
