Bob the builder at it again

    ive just measured up the entire ground floor of a new build, the client wants Karndean. They had the 2 bathrooms done in Amtico, which the building company (well known house builders) sold and installed for them.., and they asked my opinion... Well, I advised them to get the site manager round and ask what his opinion is, and if you don't get the right response, contact Amtico and ask their advice...

    Not one plank is fully glued down, some are lifting, there's gaps in most of the joints, and it was stuck down direct to the chipboard floor...., oh, and there's mastic around toilets, sinks and skirting boards (obviously to hide poor cuts)

    Shocking would be an understatement!!!

    Tried to attach pics, can't.. However, a bit of imagination and you'll understand how poor it is....
    Bob the bloody builder eh!!!

    Only thing id say about silicone on a new build is that most new home builders put a big bead of silicone down regardless as they think its best practise (despite you telling them otherwise), alot of them insist that its sealed up in white too regardless of the lvt colour! so might not be down to poor cuts, agree with neilydun if they are paying crap money then there is plenty of fitters who will not bother with ply if they think they can get away with just feathering the chipboard, not right obviously but the way it is with some firms

    I've seen the exact same on new builds, we subbied out to a friend doing new build lvt for a masive company D------- C-------- ( don't want to name and shame and get sued ) they didn't bother fitting ply and were using high temp like PS haha.
    i don't think any planks were stuck down all lifting they asked us to try and sort them out, stick down door bars on each room even when its lvt to the whole ground floor, I've never seen anything like it absolute garbage and they were getting £15 m2

    New builds don't care about quality, just how fast it gets down to get the customer in and signed over, I've done loads and have seen enough horrors to know never to buy a new build it's not just the flooring it's the whole internal building work poor from start to finish overpriced crap!

    The client paid just over £500 for no more than 4m2..
    New builds have mr mastic to seal the outside walls to obtain an air test.. If LVT is installed, all mastic should be removed prior to SL compound..
    Every wall., skirting board, and bloody door frames were done..
    B---R H---S should operate a better policy..., their show home is perfect...

    I had to fit Karndean to a hall, d.s toilet, kitchen/diner and utility this week in a brand new Redrow Homes new build.
    Spent 2.5 hrs cleaning the silicone up, scraping plaster of the and all the other crap of the floor. None of the internal doors shut properly, one of the kickboards in the kitchen had a joint in it as did the kitchen worktop when it needn't of. The concrete in the ds loo ran of and had to be levelled up twice. Everything just seemed such low quality.
    I'd be extremely disappointed if I bought one of these homes.

    DM, this house is the same ..... They don't care about quality.., cheap products, cheap labour., huge huge profits..
    I'd never buy a new build., will always stick with the Victorian builds.., solid..

    I did a few years of new build, and still go back to it, when i`ve not got my own work on.
    As said, always mastic everywhere to comply with the air test, and generally shocking build quality.
    The two companys I work for now pay for my time cutting it out, or i`ve told them I will just leave the job.
    There are still flooring companys out there, that do care.

    Just looked at the pictures on your media.....shocking!!!!
    How the hell can you fit like that and think its a good standard, planks have been heated up round the pan aswell, I dont get why fitter do this....unless they are newbys that dont know any different. It looks like its been fitted by a handyman!

    M2 on a toilet is probably the reason, not that thats an excuse, ive seen far worse than that on new builds though to be fair, and the silicone hasnt been put down by a floor layer thats been put down by sites masticman (to even to be done by floorer) so is probably site specced

    To be fair, after paying good money, I'd insist it's taken up and money refunded.., it's an absolute sh-t job..

    not defending the fitting but after doing the job for many years I can understand why that happens if your given 4/5 bathrooms to do only on £m2 and they tell you not to ply and dont supply it then you either leave the firm or get on with it, as for the silicone its pretty much standard practise (although wrong) for new builders to do everywhere in silicone/mastic to get air test to pass as that is all important to them so they can get the cml, I personally cant remember the last new build I did where I havent had to chop out silicone from all the walls (and im full time new build), if you do that type of work you expect to have to do it, right or wrongly.

    New build work is different beast to doing domestic work, ive done both domestic for 8 years and new build for 6 years and its chalk and cheese in my opinion in what to expect/how to do it but id sooner deal with a site agent than a domestic customer any day of the week even if they silicone everywhere when its not needed, as that tends to be on their spec they seal up all vinyl areas and lvt falls under that umbrella, bathrooms should be sealed up regardless as its a wet area anyway.

    would you still consider it an absolute shit job if it was laying flat?

    I know for a fact DS dont ply floors they fibre screed the chipboard! or atleast my areas warehouse do anyway so would imagine its a company thing

    I can only imagine its either someone who doesnt know any better as ive seen more fitters hook and heat than template on the new builds, personally I dry fit the lot then stick it in after, much easier way of doing it.

    Totally understand where you're coming from.., but if you were the client, and paid £500 would you find it acceptable.

    If it was laying flat and didn't have gaps everywhere the client wouldn't of been none the wiser, and wouldn't of asked my advice..
    If these building companies are intent in ripping buyers off, the least they could do is a half decent job??

    So fine margins in regards to it being crap or acceptable then? if it were my place id expect the firm to come back and repair/replace it as necessary.

    As for the money, its probably simply they charge £50 a metre inc vat with a minimum of 10m2 order straight from plans, compared to a local supply and fit fitter with no vat/shop/office/warehouse overheads it seems expensive but it is about the ballpark figure that a premises based business would charge for amtico/karndean from my experience, they will want to earn £200 or so on job especially if that was the only floor done in that plot, as otherwise its not profitable for them to be sending a fitter off possibly 30/40 miles to do a single bathroom on site instead of fitting a 45m2 plot for them that day, but they have to take on as its part of their package with the home builder, so theres alot of variables to take into account for the price without excusing the fitting obviously.

    The thing with pictures they don't tell you the full story. So many variables when doing new builds. Don't be so quick to judge when you don't know the full story. Some people need this work to pay the bills!

    There seem to be a few companies that play the numbers game. For every 10 they do they may only get 1 call back so the overall profit is good for them

    That is spot on! When they do,most blame the fitter so don't pick up any of the costs
