I'm in the process of buying a new build from a Developer. They have not included any hard flooring and we're looking at having 4 rooms done: The LVT would be Amtico Spacia Nordic Oak and all floors would be just concrete. We have received a quotation from the Developers and it's broken down as follows: - Kitchen/Diner (33 sqm this doesn't exclude kitchen worktops, etc, so would be smaller) - £1,920 - Study/Cupboard (9 sqm) - £820 - Hallway/Cupboard (Don't have sqm yet) - £1,010 - Downstairs WC (Don't have sqm yet) - £370 This is at a total of £4,120. I've attached a floor plan to give a better idea of the layout. So, to get to my questions: 1. As this is a new build still under construction. Should the Developers prices be VAT free? 2. The study/cupboard works out to around £93 sqm for tiles/fitting. That seems high? 3. I've received an independent quote from a local fitter myself who has suggested I buy my own tiles and he will fit them for around £26-29 per sqm. Is that about right? 4. What sort of questions should I be asking about how they plan on fitting the tiles? I'm a first-time buyer and know nothing about flooring so I'm not even sure what a reasonable cost would be.
Hi You are getting ripped off, with the new build developments most wont let you buy a house without them fully kitting out the property. 26m2 is a good rate to pay just for fitting but for that he wants to be good, no gaps , no silicone, arcs cut out and a smooth screed applied, I know people fitting amtico for new builds get £15m2 for fitting only but its a lottery on what fitters turn up to what standard of job you get, and most builders silicone up afterwards which spoils the look of the flooring, Go independant you will get a better product and better fitting for that price. Where are you based?
No you shouldn't be paying VAT Both prices are expensive Your installer is taking the piss with those fitting only prices

Where you based, trimmer is right use a local recommended floorlayer to supply and install or just install the flooring,,,,,,,,,check out www.distinctiveflooring.co.uk you might find something you like.
I won't tell you what I quote per m2 (includes basic prep) on domestic jobs you would have a heart attack lol

I charge £30 +vat for straightlay including basic prep (3mm skim or 6mm ply feathered) I price to keep me on site to be fair lol
