    Hi all,

We have Amtico Spacia that was already fitted to a new build when we moved in; however there are gaps all across the ground floor between tiles and at the end of tiles. We have the same flooring upstairs in the bathrooms with no visible gaps. We're not sure if the gaps have always been present or have appeared over time. They are quite unsightly and gunk gets between them and is hard to remove. We've got someone coming to inspect it later in the week but wanted to make sure we are on the right foot and are not fobbed off. What do you think?

Do you have under floor heating downstairs?

Do you have big windows/ patio doors? Possibly new build quick fit on ps adhesive

There are big windows and doors in one of the rooms; however also have similar gaps in the downstairs WC which has a tiny window and gets very little sun.

Fitted cold, not acclimatised...new build floor....damp...crap adhesive....

Give us some more detail if you will...
They were already fitted before you moved in by the housebuilders or did you get your own preference in?

The micro bevel on the tile is emphasising the gaps and filling with dirt….
From the pictures there is some gapping like above post more details required could be a combination of things

It was pre-selected and laid when we moved in. Fitted in January/February; however I don't have more details than that. We have the same product fitted upstairs and have nowhere near the gapping that we do downstairs. Would you say the gapping is normal?

Definitely not supposed to be gapped like that and upstairs will (should) be on plyboard and sounds like its been fitted correctly

Could be a cold subfloor if it’s concrete/screed downstairs or damp. New build don’t tend to put down a dpm

Wrong adhesive or late placement in correct adhesive

New build amtico spacia would be fitted on amtico High temp adhesive normally, planks probably fitted in summer and shrunk down, adhesive hasn't been used as a wet set?
Amtico spacia is poor, planks are 90% bowed and headers not square can't help with gaps but those gaps look too big so I'd say shrunk.
Have a look round the edge of the room see if the silicone is pulling up tiles fitted up to skirting, that happens quite often in newbuilds

Thanks for all the replies. Amtico sent out someone to inspect the flooring. Has stated that as gaps are 0.3mm is within trade flooring recommendations and believes the floor is well installed.. Not sure if that's a fair assessment or not.

Just out of curiosity, did they put white silicone around the edges?

Yes there is white silicone around every edge (wet room or not).

Was the guy that inspected it from Amtico or an " independent " company?

Two guys who are employed by Amtico. Always great when you get to mark your own homework. Am I right in thinking there are no agreed tolerances/limits on gaps etc?

If there's nothing else I can pursue with Amtico, is there any way to improve the appearance? I've heard of back bevelling or possibly filling the gaps?
