New Karndean Floor

    Just had Karndean floor fitted in hall and living rooms. We've saved up for while and went with company recommended by friend, who have pretty good reputation tbh. It's Edwardian house (1910) so not everything perfectly straight! But there's some things we're not happy with.

    Fireplace
    The floor is raised between fireplace + height is noticeably different. The fitter said there's bump in floorboards but we've had flooring/carpet there before and never really noticed it.

    Snagging
    He said he'll come back in couple of days but some of the finishing just seems rushed.

    Appreciate any advice. We've paid 50% upfront and due to pay rest on completion.

    LVt in old houses is a bit of a no no if you ask me. The subfloor is all over the place

    ...hmmm yeah can see where you coming from with that type of finishing, doesn't look great. Should have undercut the architraves to get a better finish if he's not capable of scribing which you can clearly see he's not.

    I dont really like doing LVT in these old houses for the only reason is the floors are usually all over the place. Most of the time I tend to use 9mm (have used 12mm aswell) and still have to flow a fibre based screed over the lot but it does come out nice and flat.

    Fireplace looks weird hows it's sitting, would do my head in

    Should they have pointed out there would be bump in floor before fitting? Or at least given me options to fix it as you've described?
    Can scribing be fixed? Too late to undercut architraving?

    Did they see the subfloor before they quoted you? Or was this the classic job priced before the carpet and underlay has been removed?

    No they didn't see subfloor before quoting. Appreciate your reply. Anything you can advise?

    It’s very annoying because how can they quote or know what to do! As you say floors always look fine when they are covered with carpet. The fitting is poor. The subfloor is all over the place but unless you prepare to redo the subfloor or do extensive prep to flatten it out that what you end up with. It should of all been pointed out before installation and then it’s up to you.

    That’s shocking. Each cut should be pure and no gaps. Not good enough. We try fix floor boards so no bumps anywhere but it can’t always be helped in old houses.

    I see a lot of houses around that age, with a similar hump in the floor, i think it's down to the joist running up to the fireplace, doesn't sit in the outer wall and doesn't drop as much as the rest, ideally it should have been pointed out before he started and options given. Looks like he butted full planks to the wall, so was never going to reach the back of the arc without a small piece anyway, there's another bit on the fireplace that would irritate me, but i won't point it out

    Appreciate replies. Can anyone advise on my options/next steps. I've paid 50% + fitter is coming back this week.

    Can You post more pictures

    1st put tape / sticky notes on every bad cut

    tell him you arent happy about the bump and want that sorting out.

    Did you ask for block borders like he's done? Or wasn't that a question he asked??

    Do you know what thickness ply board he used?

    The hearth looks buried!!

    When I quote on floors like yours I always have a good look around and peel the carpet back where possible to see how bad the hump/bump/dip is.
    I'll then explain to the customer the end result what they want compared to the end result they'll get if they don't go with the extra prep. I've walked away from a few like this in the past because the customer wants it doing cheap or assumes the extra prep should be included in the standard price plus the end result looking like yours I wouldn't enjoy fitting it knowing its never going to look as good as it could and should!

    You've paid 50%, you won't get that back so unless he rectifies the bunch of issues especially that mad bulge that'll be catch every eye that enters that room then I'd be thinking twice before handing the rest over

    Thanks for reply. He used 5.5mm ply.
    The guy who quoted or the fitter didn't mention uneven floor or give us the option of extra prep. I would have paid but they just fitted it.
    We've had carpet down before and it's never been noticeable. I'm really unhappy we wereent made aware of it when quoted or fitting the ply.
    Could the floor have been made level with extra prep?
