Hello folks!, Peter here, newcomer. Wanted some advice if possible, had a builders build an outbuilding 5 years ago, to date has been fine, but recently the laminate floor was getting bouncy and i could smell damp. Cut a long story short, the underlying plywood used for the floor had been rotting form mould, moisture damage and bending- really dangerous. I found that there was a slight leak of water from under the door that had contacted the underlay, and I guess this has spread moisture through the underlay, ang then getting mould and causing the plywoods to be weaker. The floor has been chucked. I have suspended timber floor joists, suspended above a flat concrete base- approx 15 cm above the concrete, there were NO leaks of water whatsoever in these areas at the bottom, the crawl space is completely dry. my question is, the joists are a bit damp (i guess from the cold weather, damp conditions).What do i do now? I want to re-floor, i was thinking of doing this, in the following order, and some comments on each step would be much appreciated folks. 1. sealing off the water leak area with concrete etc 2. laying a DPM on the concrete base 3. i want to treat the wood so iot can be a bit more moisture resistance and not susceptible, was thinking painting them with wood stain, preserver etc 4. lay timber planks instead of plywood for flooring, screw them into the joists 5. lay another DPM 6. put underlay of laminate flooring 7. put laminate flooring back on Thanks folks.
