Well my third turned up today... 9 days after I did the job... The lady called me and said there's water coming through my ceiling!!!
So I go round straight away, She says, I called the gas board out because i'm covered by them.
Oh , so what have they done, she says to me they have ripped the ceiling out and located the leak, switched off the radiator water and left me with a bucket for it to drain and left..
    Hello.... what!!!
    Did they drain the system?
No the emergency plumber didn't have the right things with him..
So, on closer inspection I can see it's not a radiator pipe it's the hot water pipe.
So he's left you with a mess for a ceiling and turned off the wrong system leaving you with a bucket and told you to contact me?
    Yes that's right...

Ok, lets turn off the main stopcock and drain your hot water and see what's what...
Pictures to follow along with the rest of this little story...;)

Just to let you know I had to uplift 2 layers of flooring a layer of hardboard and a layer of ply above the room that had the leak, then refitted 6mm ply and a piece of vinyl to the bathroom above. So obviously they thought it must be my fault....

WP_20140531_002[1].jpg WP_20140531_003[1].jpg WP_20140531_005[1].jpg As you can see in the first and second picture how tight the pipe is to the boards, and in the third picture ( I spy with my little eye)...

Gasboard made a nice entry in the second picture.
Third picture shows pipes redone and away from the boards I hasten to add...

Now, the thing is who is liable?
Is it me because I had removed old flooring and disturbed what had gone through the pipe previously?

I lifted some gripper in a room to screed it and all of a sudden the room stank of gas. The gas pipe was just below the surface of concrete and been grippered into for quite a few years. The gas board had to be called out. Clearly not my fault.
ITS Not your fault mate. I wouldn't be taking responsibility for it Mario.

It could of been the first installers or, the second who had layed their stuff on top. I just removed the whole lot, I may of taken out the staple that had pierced the pipe and it sat there until I pulled it out.

The old lady who lives alone, I think she's about 86, said that she can clearly see it's an old puncture as it has rust around it, she's not blaming me, but it still makes me feel bad that it's happened. She was so pleased when I'd finished the kitchen and bathroom as the place was left cleaner than before I got there!!
    She gave me £20 tip..

Yeah i can see what you mean. You've done the right thing pal. Can't believe the gas engineer left her in that mess. Are they coming back to repair the ceilings or have you done it.
Why they would leave an 86 year old in that state is beyond me.

Although I know now it's not my fault, I just couldn't leave her in that state, so she now has her pipes all in order and heating and hot water up and running so she's not without.
I spent 3 hours there, the guy who initially came just left her a phone number if she wanted him to come back and do anymore (what a joker).
She asked if I could sort her ceiling out so I made a call to a mate, told him the situation and he said he'd take out the ceiling, board and plaster it with me helping for £250. The room is 2.60 x 2.90
She's going to think about it and look at her insurance, I think her access will be that anyway, I told her to call me once she's thought about it...
By the way I haven't charged her for any of the plumbing, if it was my fault I'd sort it all, but I think I've done my best for her.. :santa
